Condominium/ Apartment projects are mid-rise (12-15 floors) or high-rise (above 20 floors) and usually located in a downtown city areas. Units comprised of studios, one bedroom, two bedrooms, three bedrooms, some with balconies and parking spaces in the basement. Amenities usually include leisure and entertainment areas with swimming pools and exercise facilities. Prices range from40million pesos depending on the location, floor (higher floors usually cost more), the floor area, the number of bedrooms and the quality of internal finishing.
House and Lot Subdivision and Individual Lots
Bungalows, Town houses, Duplex (semi-detached) and individual detached homes usually two storey in a variety of house styles are available including Mediterranean and Asian contemporary. The properties comprise 2 to 5 or more bedrooms in lot sizes from less than 100 square metres to over 1000 square metres both inside guarded subdivisions and in individual locations. Prices again vary widely from around 2 million pesos to more than 40million pesos depending on location, developer, lot area, floor area and quality of internal finishes. Selling prices are from 45,000 pesos per square meter for the building and land. The lot sizes in subdivisions are small compared with western standards and are usually surrounded by high perimeter walls for security and privacy purposes. The houses usually occupy 80% of the lot with only small spaces for gardens and landscaping.
Some developers sell the lot (land area) only in a subdivision and leave the customer to find the appropriate professional services to build their own home.

Farms and Estates
Farms, estates and raw land can be found in rural or suburban locations either in the mountains or by the shoreline. Prices vary widely depending on the accessibility to roads, electricity and water and distance from the sea/city from as little as 300 pesos per square metre to over 2500 pesos.
Land area is from a few hundred square metres to 5 hectares or more. It’s better to buy titled land without encumbrances and Far East Habitat can assist you with due diligence to reduce your risks in this matter.
